In the last 2 weeks we have saved 6 clients over $174,000.
This has well and truly covered our fees. And because our fees don’t increase as a client’s budget increases, this makes it even more worthwhile.
So if you are going purely on money alone then yes, the majority of time we do save our clients money. We don’t only save them that though.
We also save our clients from:
- Looking through every single property online and trying to determine how accurate the photos are.
- Speaking to agents and ringing every one of them individually.
- Driving around from inspection to inspection only to find that the property doesn’t suit or is going to go way over budget.
- Competing at auction and consistently missing out.
- Understanding and knowing all the different nuances of a suburb, location and street. Whether you should buy in it or avoid it.
Most importantly, though we give you an accurate indication of what we think the property will sell for ad the maximum price you should pay to help protect you from overpaying.
As we know, with life getting busier and busier saving time can be very valuable. Sometimes more valuable than saving money. And we save you a ton of time!
There is never any guarantee that a Buyer Advocate will save you money as sometimes you need to pay slightly more for the property to secure it. Especially if there is a considerable amount of competition.
That doesn’t mean we overpay though for our clients. It just means that yes you might end up going right to the top of your budget.
Having run my own business as a Buyer Advocate for 7 years and having been in the real estate industry for 34 years, I know the Melbourne property market well and know it moves fast.
If you move too slow you can miss the market and miss out on what could have been an excellent property for you.
That means you need to know when to act and when to hold back.
We might like some properties on the surface but when we delve into the paperwork and all its complexities with a solicitor or conveyancer, it may end up being a property we wish to avoid.
Sometimes there might be covenants or an easement on the property that are too restrictive and then we can realise the property is not worth pursuing after all.
With Owners Corporation (OC) situations, some blocks are well maintained with everything is in order. While other blocks are a mess and need a lot of work without the OC having enough money in their fund to do it.
All of these factors can end up costing you a lot more money than what a Buyers Agent would.
So you need to do your homework and ask the following questions of your Buyers Advocate:
- How much experience have you had in buying and negotiating on properties before?
- Have you only bought for yourself or many other people as well?
- How well do you know the Melbourne property market?
- Have you bought in this area before?
- Is there a limit to how many properties you will refer to us?
- How many clients do you take on at once?
- Do they have Google Reviews? And if so how many, and are they good ones?
You want to make sure you are protected that the Buyer Agent you are thinking of employing has longevity in the industry and knows what they are doing.
Because choosing the wrong Buyers Agent or buying the wrong property could cost you thousands of dollars as well as a lot of heartache and extra stress you do not need.
Your Buyer Advocate should give you peace of mind that you are in safe hands. That they know what they are doing and that they will always have your best interests at heart. Otherwise what’s the point?
